Estate agents appear in every B2B database going, which means the same few thousand contacts receive cold email from the same providers every week. Buy a list and you are the fourth agency in that inbox this month, saying more or less what the other three said.
There is no natural moment either. Software that handles paperwork is useful all year round — which sounds like an advantage and is the opposite. Nothing about any particular Tuesday makes an agent stop and think about it.
Rather than buy contacts, we scraped live property listings from portals including Rightmove, then scraped the details of the agent attached to each one.
That produced a list with two properties no data provider can sell you. Every contact was tied to a specific, current property — a real address, listed that week. And because the contacts came out of listings rather than a database, they were rarely on anyone else’s cold email list at all. The emails arrived in inboxes that were not already full of pitches, which in this market is most of the battle.
Every email referenced the specific property the agent had just listed, and congratulated them on getting it live.
That is not flattery. Getting a property to market takes a great deal of paperwork, and the agent knows exactly how much better than anyone. Congratulating them on it does two things in one sentence: it proves the email was written about them and nobody else, and it puts the precise problem Myna solves at the front of their mind at the moment they have just finished wrestling with it.
Nothing had to manufacture urgency. The listing supplied it.

7,705 estate agents contacted and 205 replies, of which 88 were positive — nearly 43% of everyone who replied at all. $88,000 in deal value from the campaign.
The reply rate looks modest next to the other campaigns on this site, and that is the point worth reading twice: a 2.66% reply rate on a list nobody else is touching produced more positive conversations than a higher rate on a list everyone is fighting over would have.
